The easily completed application interfaces directly with the LOS and reduces errors, improves completion rates, and enhances the overall customer experience. Once completed, the application loads directly into the LOS reducing the need for manual data entry. It also provides borrowers with a secure client portal to provide supporting documents.
From anywhere, our loan officers can then complete all the tasks to quickly provide accurate rate quotes and pre-approval letters. They can also efficiently prepare the application for processing and underwriting. Within the LOS, loan officers can review the file, pick loan products, obtain rates and fees from multiple lenders, pull credit, run 1-click automated underwriting, send disclosures and more.
Our loan officers are supported by an experienced in-house commission-based processing team that will review the file for errors, order all required verifications and other 3rd party documentation, and submit the file to underwriting. The goal is to reduce the number of underwriting touches and allow you to focus on originating more loans.
Once the underwriting conditions are received, the processing team reaches out to borrowers, real estate agents for any additional documentation and quickly resubmit the file to get clear to close.
One of the myths that is perpetuated in retail lending is that mortgage brokers don’t have the ability to communicate with underwriters and that there is no ability to challenge underwriting decisions. Overall, it’s said that underwriting is slow. This isn’t the case. Because of our status with our wholesale lending partners, most of our loan officers have earned 24-hour turn times for both initial underwriting review and the review of conditions. Our loan officers can call and email their underwriters to discuss files and identify solutions if problems arise. In the rare cases that our loan officer and the underwriter do not see eye to eye, they can escalate the file to a dedicated underwriting manager or a concierge.
Another advantage that we are afforded at Lender Express is working with lending partners that allow the initial Closing Disclosure to be issued at initial underwrite as long as we meet the reasonable requirements. By sending the CD out earlier, there is less risk of closing being delayed during the TRID-required 3-day review period.
We all know that the last step in the loan process can create the most havoc. Our processing team works fast to make sure the loan crosses the finish line on time. Once your file has been cleared to close, your processor will order loan documents and balance with title and send final CD to you to ensure funds to close are accurate. They can order closing documents in minutes using our wholesale lending partners’ systems. When necessary, we can order docs, have the borrowers sign, and fund the loan on the same day.
